nearing completion

Been a busy week!, started off with meeting the new Site Supervisor, and I'm pleased to say many of the problems we listed off have been quickly resolved, as can bee seen by these before and after shots of the bathroom.

Before Wild Rocks
After Night Sky
Its actually been a pretty busy week for finishing, we now have the most part of an air con system, doors have handles, carpets Flyscreen and we have lost the dunny and skip from the front yard. There are still quite a few things to be completed, but its all coming together now.

Unfortunately, it didn't stay this way for long, last night we had a visit from the local bastard kids who went on a rampage through the estate and thought it would be great fun to throw paint they have stolen from another house over ours!

Speaking with the other builders on the estate this is actually fairly common, especially during school holidays (which started yesterday)

The only bright (?) side is this is not really our problem, its Corals, the garage door will need replacing, and possibly the window as well, the brickwork will need cleaning somehow, the paint on the window is only emulsion so it should be pretty easy to shift, but the paint on the garage door is gloss!.

Looking forward, we have Practical Completion inspection on Tuesday, and handover should be within a couple of weeks after, no idea at this stage how this vandalism is going to affect this,

Are things starting to unravel?

The good news is the floor tiling is now done, and it looks a really nice job, we also have kitchen worktops and splash back tiling.

Unfortunately its not all good news, the worktops they have installed in the bathroom are the wrong colour, they are the same wild rocks colour as the Kitchen, however we selected 'Night Sky' (sparkly black), and the worktop in the pantry is missing, probably forgotten!

As the finishing go in we are seeing an increasing number of problems, unfortunately the rate problems are being fixed is falling way behind the rate they are occurring!

Earlier this week we had a letter from coral saying that PC is expected on the 18th September, with handover no earlier than 2nd October, however I'm beginning to have doubts they will make it.

Of course this is exactly the time you want to have a change in site supervisor, especially when a week later our new SS is still claiming he needs to catch up, Im meeting the guy on Monday, and hopefully will start to get some resolution.

    New Site Supervisor!

Today just received news that we have a new Site Supervisor, which is absolutely no surprise whatsoever!

Ive been in contact with a number of past and current Coral Homes customers and to have the SS change towards the end of the build appears to happen more often than not, hence our lack of surprise, whether CH are generally crap at holding onto their staff (not unusual here in OZ), feel the need to rotate them round projects, or this is some kind of weird internal policy I really don't know.

So, apparently the new SS requires a few days to 'get everything in order', not really sure if or what the end effect will be, so watch this space!

    finishing off

No pictures this week, come to the conclusion there is rather little interesting in pictures of drying paint and power points.

Looking back at my finishing task list there are quite a few items ticked off now

  • Wet area tiling
  • Painting
  • Floor tiling
  • Electrical finishing
  • Plumbing installation (Partialy done)
  • Kitchen completion
  • Air con completion

  • All interior and exterior painting is now complete, however, whilst the painters were on site someone removed my folding ladder from the garage, and I'm really unhappy about that, I'm hoping its just a case that their overenthusiastic apprentice slung in in the back of the ute when tidying up, but if its not returned soon Ill have to conclude its been stolen!

Once the painters had done the electricians completed all the electrical work, but the went and installed the pantry light switch in a really dumb place (at the back of a shelf!), so wenow have lights ceiling fans aned everything else, The plasterers really didn't make themselves popular with the electricians by misaligning a load of holes that were supposed to indicate where the socket fixing points were supposed to go.

Also had a visit from the plumbers this week, and now have toilets and showers installed.

On Friday we had the solar installer come in and install the inverter, so we now have a complete and functioning PV solar system.

This weekend I went in and completed the CAT 6 and sound system installation, I had initially intended to wait until handover, but the problem with the plaster installation meant that much of the cabling in the wall was in the way of installing the phone and primary internet data point.

Next week we have the tiler returning, hopefully this will mean we will have the worktops installed prior to this so he can also complete all the splash-backs

Our Site supervisors most optimistic completion date of 11 weeks passed this Friday, and I've been trying to get him to nail down an actual completion date, something hes evidently reluctant to do, but he has suggested maybe first week of October..... we were really hoping no later that end of September!

So all in all a busy week, Ill sort out some pictures next week when there is something worth taking pictures of.
